From property value to home loan EMI

Subtract your down payment from the property value to find the financed amount. The calculator uses a standard reducing-balance formula: each month’s interest is based on the outstanding principal. It assumes a constant annual rate, rather than predicting future floating-rate changes.

Down payment and loan-to-value

Enter your deposit in rupees or as a percentage. Loan-to-value is the financed amount divided by property value. The insight helps you compare scenarios; it does not establish eligibility or promise lender approval.

How prepayment changes a housing loan

One-time or recurring extra payments reduce principal after the regular monthly payment. Later interest is calculated on the lower balance, shortening the repayment period. Paying 2× EMI means paying twice your regular EMI each month until the loan is cleared.

Budgeting for upfront home loan costs

Processing fees may be a percentage of the loan amount or a fixed rupee charge. Enter the applicable tax rate and other upfront charges separately. These costs do not increase the EMI principal. Include property purchase costs such as registration only if you choose to enter them as other charges.

Reading the repayment schedule

Yearly summaries show principal, interest, total payments, remaining balance and the share of the loan repaid. Expand a year to see its monthly EMI and extra payments. The active prepayment scenario is reflected in the schedule.

How to use

  1. Enter the property value and down payment in rupees or percent.
  2. Set the annual interest rate and tenure, up to 30 years or 360 months.
  3. Optionally add prepayments and upfront costs, then select Calculate EMI and review the repayment schedule.

Frequently asked questions

How do I calculate home loan EMI?

Enter property value, down payment, annual interest rate and tenure. The tool subtracts the deposit and calculates monthly EMI on the financed amount.

What does loan-to-value mean?

Loan-to-value is loan amount divided by property value, multiplied by 100. A 20% deposit gives an 80% LTV in this calculator. It is a comparison metric, not an approval claim.

Can I enter a tenure in months?

Yes. Switch between years and months; whole-month tenures are preserved. The maximum is 30 years or 360 months.

Can prepayment reduce my home loan interest?

In this reducing-balance model, extra payments reduce principal and later interest. Compare a one-time payment, extra monthly payments or 1.5× or 2× EMI. Lender prepayment charges and restrictions are separate.

Are processing fees included in EMI?

No. Processing fees, configurable tax on those fees and other upfront charges are shown separately and do not increase the financed principal.

Does this predict floating-rate changes?

No. The estimate assumes the annual interest rate remains constant. Actual lender rates, payment dates and terms can change the outcome.

Are my property and financial values uploaded?

No. Calculations run in your browser. Analytics receives only tenure unit, down payment mode and whether prepayment is enabled, never property value or exact financial amounts.
